Hoque Global has completed infrastructure construction at its innovative development University Hills in Southern Dallas, the company announced today.
A milestone construction event was hosted by Hoque Global and the City of Dallas on August 13 at University Hills, with leadership from City of Dallas, residents of the University Hills area, as well as leaders from the Dallas business community.
Infrastructure construction for the residential and commercial sections of the development began in May 2025, and includes the first-step essentials of water, wastewater, and drainage utilities systems.
University Hills is located near the intersection of I-20 and Lancaster Road. Top US home builders DR Horton and Lennar are buying approximately 580 lots from Hoque Global for single family homes and townhomes at University Hills. The development is planned with a variety mix of urban homes, commercial buildings, a Town Center in its core, and green spaces throughout, in what will be the first large-scale mixed-use community of its kind in Southern Dallas.
In March 2026, University Hills was selected by Elon Musk’s “The Boring Company” for the construction of a mile-long tunnel project. The Dallas project was among 16 finalists out of a total of 487 submissions vying to be selected for the proposed tunnel, which will be located at the University Hills development and will connect to the University of North Texas Dallas DART Station. This project is currently in the permitting process.
The office component of the University Hills Town Center is envisioned as a foundational employment hub for Southern Dallas, designed to attract companies seeking a high-quality, transit-connected environment adjacent to UNT Dallas and a growing residential base. Positioned at the center of the mixed-use district, the development is being planned to support both multi-tenant and build-to-suit opportunities, with flexible floorplates intended to accommodate a range of users from regional headquarters to professional services and innovation-driven firms. The concept reflects a broader strategy to rebalance regional office growth by creating a compelling alternative to traditional northern submarkets, leveraging proximity to education, workforce pipelines, housing, and emerging infrastructure investments across Southern Dallas County.
The site’s adjacency to I-45 and I-35 on the southeastern portion of the DFW Metroplex give it a strategic advantage to companies operating across the Texas Triangle with access to Houston, Austin and San Antonio.
The University Hills Town Center will include a 140-key hotel being planned in partnership with Marriott and UNT Dallas to complement the University’s hospitality management program. The hotel is envisioned as both a hospitality destination for Southern Dallas and a real-world learning environment where students can gain hands-on experience and connect with career opportunities in the industry, further strengthening the relationship between University Hills and the neighboring university.
The forthcoming Dallas Police Academy also neighbors University Hills. In 2024, the City approved design development for the construction of a new Dallas Police Academy on a tract immediately adjacent to University Hills, greatly improving the security and safety prospects of the entire area.
